Advantages You Stand To Gain When Investing In USJ

DARI MEJA PEGAWAI PELAJARAN DAERAH - Alicia Porter - January 27, 2022

USJ

Most of us who have lived and worked in cities like Selangor are used to our fast-paced life. Another thing we are also used to is the high living standards that require much more money than we can afford. Most of us struggle to make ends meet and thus have to result to other sources of income to sustain ourselves. From part-time jobs, to over time are just some options to consider. Another option that many tend to overlook is investing.

People almost always tend to hesitate to dabble in investing. The claims that it is risky business where returns are often unstable and in a constant state of fluctuation are merely some of the baser concerns. However, people also overlook the fact that there are many types of investments. From investing in stocks to cryptocurrency to gold. One option is to invest in property, especially in places such as USJ. If you’re still not confident, here are some reasons why you should consider investing in property.

USJ

Extra Income

Not only does investing in property give you a place to safe-keep your extra money, but it can also serve as a way to generate extra income, that is, if you play smart. By investing in property, you’ll be able to generate side incomes monthly should you decide to rent out your property to other people. Depending on the type of property you invest in and the people you rent your property out to, it can serve as a permanent income every month. An added bonus is that it serves as a way for you to save money. Let me explain. When investing in property, you are required to pay a set amount every month for the property, which gives you a way to save your money. By having that responsibility, not only will you be able to save money, you’ll also be able to prevent spending money on wasteful things.

Capital Growth

Always remember that although money goes out of your pocket when you purchase things, investment is one thing that offers money back to you. In this case, investing in property offers a higher and surer return than any other type of investment. Not only is property a tangible asset, but it is also an asset that can be grown steadily in terms of it being rented out, or sold in the future for a higher price.

Stable Capital

Similar to gold, investments in property offer a stable income. Unlike investing in stocks where you have to fear the fluctuations of the price according to the economic conditions, investing in property is more secure as said property can be purchased at a fixed price and will not change once the contract is signed. An added bonus is that the prices of property rarely drop, and in the future, you’ll be sure to see an increase in the pricing of your purchased property.

Science Foundation degrees in Malaysia

DARI MEJA TIMBALAN PEGAWAI PELAJARAN DAERAH - Alicia Porter - January 26, 2022

A science foundation degree is a two-year undergraduate degree that is designed to prepare students for a career in science, technology, engineering, and mathematics (STEM). The government of Malaysia announced the launch of an initiative to provide science education in the country. It has been focused on increasing the number of research papers and publications by providing incentives for scientific endeavors. Malaysia is a country with significant opportunities for science graduates. However, due to the lack of science graduates in Malaysia, a lot of new graduates are forced to take up jobs unrelated to their field. The government has taken action and plans to increase the number of science foundation degrees by 50% by 2020. Science foundation degrees in Malaysia came about to address  need for skilled graduates in the scientific sector.

Science foundation degrees in Malaysia

The government made it mandatory for all public and private universities to be accredited by the Malaysian Qualifications Agency (MQA) to award science foundation degrees starting in 2004, but many universities had already been awarding science foundation degrees before this new law was introduced. The first science foundation degree was awarded by Universiti Teknologi MARA in 2004. Malaysia is one of the most recent countries to embrace science. With the rise of science education, there is a need to have qualified teachers in Malaysia. Although Malaysia is not yet fully equipped with the necessary infrastructure on STEM education, it has caught up fast enough to provide the needed step towards having an educated and skilled workforce. As of 2018, Malaysia has over 6,000 students enrolled for science foundation degrees. Malaysia is one of the few countries in the world to produce a large number of scientists and engineers with a science foundation degree.

Malaysia has managed to produce so many scientists and engineers with this type of education due to their strong emphasis on science-based education during their formative years in school. This means that they also have a very high success rate when it comes to landing competitive jobs as well. Malaysia is a nation that encourages scientific advancement and has a small but growing number of students studying science degrees. Malaysian students are taking advantage of the opportunities available in the country’s education system, which offers Science Foundation degree programs that provide a pathway for progression into higher education.

A Science Foundation degree is the first degree offered by universities in Malaysia. It provides a wide range of career options for graduates who want to work in fields related to natural sciences and technology. Malaysia, which is home to a population of more than 30 million, has only two universities that offer science degrees. Compared to other countries, Malaysia has a relatively low number of graduates in science.  Science foundation degrees, which are also known as professional degrees in Malaysia, are awarded after students complete a four-year undergraduate degree with additional work experience and studies. More than 2,000 students graduate from Malaysian universities with science foundation degrees every year.

Small Changes, Big Difference

DARI MEJA PEGAWAI PELAJARAN DAERAH - Alicia Porter - January 25, 2022

Simply said, becoming green refers to all facets of ecologically friendly items, from fashion to architecture to the entire movement. The term “eco-friendly” refers to a product, practice, or action that is not harmful to the environment. What we undertake now must not drain resources for future generations to be sustainable.

The easiest way to go green is to follow the 3Rs. What is 3Rs? Well, It’s Reuse, Reduce and Recycle.

  1. Reduce

Trash reduction, also referred to as source reduction, utilizes less material and energy to reduce waste output and protect natural resources. Waste reduction includes methods to keep materials from becoming waste before they reach the recycling stage, which is more prominent in scope than recycling. Reusing items such as plastic and glass containers, purchasing more durable products like eco-friendly tiffin Malaysia, and using reusable products such as dishrags instead of paper towels are all ways to reduce waste. Donating items ranging from office equipment to eyeglasses and apparel minimizes the overall quantity created. Purchasing that uses biodegradable chemicals instead of toxic materials decreases pollution and waste. In general, trash reduction has several environmental advantages.

  1. Recycle

Recycling collects and processes items that would otherwise be discarded as waste to create new goods. As a result, recycling has the potential to help both your community and the environment. There are only a few types of materials that can be recycled. For example, iron and steel waste, aluminum cans, glass bottles, paper, wood, and plastics are all common recyclable commodities. In addition, recycled materials can replace raw materials derived from increasingly limited natural resources such as petroleum, natural gas, coal, mineral ores, and trees. Recycling reduces greenhouse gas emissions and water contamination while also saving electricity. Using recycled materials reduces the amount of solid trash produced. Recycling helps to lessen pollution generated by virgin material extraction and processing.

  1. Reuse

Reusing is the process of finding a new purpose for old objects that would otherwise be discarded. Other individuals may be able to repurpose some materials. For example, computers and parts in good working order may sometimes be given to community centers or philanthropic groups. Reuse is a practical, ecologically preferable option to conventional waste management approaches. It lowers air, water, and land pollution and decreases the demand for natural resources such as lumber, petroleum, textiles, and other materials.

Other than these 3, you could also make small changes.

  • Here are a few examples:
  • using menstrual cups
  • using bar soaps and shampoos instead of bottles
  • using metal straws
  • bringing your shopping bags to reduce plastic bags,
  • reduce buying bottled water, bringing it from home.

To summarise, recycling, reducing, and reusing are all methods for minimizing pollution. However, minimizing non-biodegradable garbage is one approach that might reduce pollution. So let us all reconsider how we handle commodities and think about how we might reduce, reuse, and recycle.
